Frequently Asked Questions

Everything you need to know about selling your California home with a dedicated Loqol agent.

Loqol is a full-service California real estate brokerage with dedicated licensed agents. When you sell with Loqol, a licensed agent represents your sale from the first conversation through closing — pricing, listing, disclosures, marketing, showings, negotiation, escrow, and close. What makes us different is the software behind your agent. Our agents work on software we built ourselves, so every disclosure, deadline, and document in your sale is tracked rather than remembered — and you can see all of it, and reach your agent, in one click. Loqol is operated by Sunday Real Estate Brokerage, Inc. (CalDRE Broker License #02261474).
A dedicated licensed agent, reachable directly at any point in the transaction. Your agent runs your sale — the pricing conversation, the listing, the offer strategy, the phone calls with the other side, and the coordination through escrow. Every Loqol agent is a licensed California agent we onboarded with prior transaction experience, and our roster has closed 100+ listings between them. All real estate activity is conducted under the supervision of our responsible broker.
Loqol charges a 2.5% seller-side commission when you onboard through Loqol. That covers: • A dedicated licensed agent, reachable directly at any point in the transaction • A seller dashboard with full visibility into the deal • All documents and disclosures in one place, with complete deal and document history • Signage installation • Marketing run by Loqol's in-house marketing team Compensation to a buyer's agent, if you choose to offer it, is negotiated separately as part of any purchase offer, consistent with current MLS rules. Real estate commissions are not fixed by law — they are negotiable between you and your broker (Cal. Bus. & Prof. Code §10147.5). Your agent will walk you through the specifics for your sale before you sign anything.
1. Tell us about your home. Share a few details at loqolbrokerage.com/work-with-us and we'll match you with a dedicated licensed agent. 2. Pricing strategy. Your agent prepares a comparative market analysis using recent local sales and their own knowledge of your neighborhood, and walks you through a pricing recommendation. 3. Sign your listing agreement. A standard California listing agreement, signed electronically. 4. Prep, disclosures, and marketing. Your agent coordinates your California disclosure package, photography, and signage, and Loqol's in-house marketing team prepares your listing. 5. Go live. Your listing goes on the MLS and syndicates to Zillow, Redfin, Realtor.com, and the other major portals. 6. Showings and offers. Your agent manages inquiries and showings, and every offer is summarized in your dashboard so you can compare terms side by side. 7. Negotiate and accept. Your agent leads the negotiation and drafts counteroffers; you make the final call on every decision. 8. Escrow to close. Your agent coordinates with escrow, title, the buyer's agent, and any vendors through closing, and you can follow each step in your dashboard.
Charlie is Loqol's in-house AI. Our agents use it to run the transaction, and in your seller dashboard you can ask it what's happening with your sale at any point and get an answer grounded in your actual deal — with your agent one click away. To be clear about the division of labor: Charlie reports on the transaction; your licensed agent runs it. Every decision in your sale is made by you and your agent.
Your seller dashboard gives you full visibility into the deal. You can see: • Where your sale stands right now and what comes next • Every disclosure, deadline, and document, tracked in one place • Complete deal and document history • Offers as they come in, with terms laid out so you can compare • A chat where you can ask Charlie what's happening with your sale and get an answer grounded in your actual deal Your agent is one click away from anywhere in the dashboard.
Every Loqol listing goes on the local MLS and syndicates from there to Zillow, Redfin, Realtor.com, Trulia, Homes.com, and the other major portals where buyers search. Marketing is run by Loqol's in-house marketing team, and your agent manages the listing throughout.
Your agent walks you through the California disclosure package — Transfer Disclosure Statement (TDS), Natural Hazards Disclosure (NHD), Seller Property Questionnaire (SPQ), Agency Disclosure, and any required local addenda — with plain-English explanations of what's being asked and why it matters. Because our agents work on software we built, every disclosure and deadline in your sale is tracked rather than remembered, and every document lives in your dashboard with its complete history. Everything you sign is handled under the supervision of our responsible broker.
Your agent is the point of contact for buyers and buyer's agents. That includes answering questions about your property, coordinating and confirming showings, following up after each showing, and moving serious interest toward a formal offer. Showing activity and buyer feedback are logged in your dashboard, so you can see who has been through the home and what they said without waiting for a recap.
Your dedicated licensed agent leads the negotiation from start to finish. When offers come in: • Side-by-side offer comparison. Price, deposit, financing type, contingency periods, close timeline, leaseback requests, and closing-cost allocation are laid out in your dashboard so you see the full picture, not just the top-line number. • A clear recommendation. Your agent gives you a plain-English read on each offer's strengths, weaknesses, and where there is room to push. • Counteroffers drafted and sent. Your agent drafts the counter, walks you through it, and sends it once you approve. • Inspection and repair requests. When the buyer comes back after inspection, your agent helps you decide what to address, what to credit, and what to decline. • Backup offers. If there are multiple interested buyers, your agent keeps them engaged and documents everything. Your agent handles the phone calls, the strategy, and the conversations with the other side. You make the final call on every decision.
Yes. Your dedicated licensed agent is reachable directly at any point in the transaction — by phone, text, email, or from your dashboard, where your agent is one click away. If you just want a quick status check, you can also ask Charlie in your dashboard what's happening with your sale and get an answer grounded in your actual deal. For anything that needs judgment or a decision, your agent is the one on the other end.
